Pre-Listing Inspection

Selling a home doesn't have to be so difficult once negotiations commence, and it helps you have an accurate understanding of your home's condition. We'll inspect the home before the listing is made, informing you about existing defects so that you can either notify prospective buyers of the issues or have them repaired in order to avoid stalled negotiations.

New Construction Inspection

This inspection is necessary to schedule before you buy a newly constructed home in South Jersey or Central Jersey, to ensure that your investment is protected. We'll arrive for the inspection service on a day prior to the builder's final walk-through, carefully investigating the readily accessible structural components and installed mechanical systems. If safety hazards, building errors, or other issues are found, you'll still have a chance to amend your final terms of purchase.

New Construction Phase Inspections

By having us inspect a home under construction at multiple phases, you'll be taking a major step toward both protecting your investment and ensuring that construction is finished on time. Wood-destroying insects such as termites can get out of hand quickly, inflicting serious damage to the structure of homes. We'll inspect the property for evidence of existing infestations, as well as damage that may have occurred under previous homeowners.

Radon Testing

We are certified through the state of New Jersey to provide comprehensive Radon Testing services for our clients. Radon gas is a known carcinogen, and it naturally occurs all over the world, sometimes concentrating inside of homes. We'll utilize cutting edge and industry-standard technology to accurately measure the radon levels inside the residence to determine if radon mitigation will be necessary.

Lead Safe - Lead Dust Testing

The only way to know if lead levels in dust are safe is to get it tested. Testing dust for lead can identify unseen lead hazards in pre-1978 housing. Testing can also confirm that lead dust levels are safe following a renovation or repainting job. Renovation activities that disturb lead-based paint can create dangerous lead paint dust. The purpose of lead dust clearance is to determine if the area is safe for re-occupancy. In order to ensure the safety of the residents for any renovation project in older housing, it is highly recommended that a Dust Sampling Technician provides their services to ensure that proper lead dust cleaning procedures have been followed.

On July 22, 2021 Governor Murphy signed Bill NJ S1147. This bill requires a lead dust inspection to be performed on residential rental properties built before 1978, upon tenant turnover. Lead dust inspections will be become mandatory on July 22, 2022. The bill states, "If the municipality or permanent local agency determines that a property owner has failed to comply with a provision of P.L.2021, c.182 (C.52:27D–437.16 et al.) with respect to a rental dwelling unit owned by the property owner, the property owner shall first be given 30 days to cure any violation by conducting the required inspection or initiate any required remediation efforts. If the property owner has not cured the violation after 30 days, the property owner shall be subject to a penalty not to exceed $1,000 per week until the required inspection has been conducted or remediation efforts have been initiated."

Oil Tank Sweep

An Oil Tank Sweep is an investigation into the existence or non-existence of an underground oil tank on a particular property using the Schonstedt GA-92XT Magnetic Locator detection instrument and visual cues. The process includes a scan of the property to detect the existence of an underground mass and a visual inspection of the property and structures.
